British Ministers Plan to Speed Up Property Purchasing by 30 Days
Ministers are attempting to reduce the duration it takes to purchase a property by four weeks under fresh plans designed to reform the home acquisition procedure.
Shifting Costs from Acquirers to Property Owners
The British authorities will also consult on plans to shift costs from buyers to sellers, including requiring vendors and estate agents to supply purchasers with crucial details – such as the condition of the home and the magnitude of rental charges – in advance.
"Buying a home should be a dream, not a difficult experience. Our improvements will correct the defective procedure so diligent individuals can concentrate on the following stage of their lives."
Financial Benefits for Initial Property Acquirers
The accommodation authority said the proposals were aimed to help "end nasty surprises which result in late-stage failures", with estimates suggesting that initial property acquirers will save "£710 on average" when buying a home.
Consultation Process Across the Britain
The consultation process will encompass the entire of the UK – even though the process of buying a home differs significantly depending on which country the building is positioned in.
- Across England and Wales, there is no legal requirement to commission an inspection of a home before you acquire it
- In Scotland, however, the vendor needs to supply a "property document" before they can place their home on the market
Binding Contracts
The examination system will also consider offering an option for buyers and sellers to sign mandatory documents "to stop people abandoning arrangements after buyers painstakingly spend months in negotiations".
The government said this will help cut the quantity of failed transactions, so "valuable periods and resources aren't lost, as well as eliminate distress and anxiety for committed workers looking for the ideal property".
Geographical Differences
Once more, though, the procedures differ across the UK. A home acquisition is legally binding in England specifically once contracts are exchanged, which can need beyond 42 days. In Scotland specifically, this procedure generally operates much more speedily.
